How this works

The three questions we are asked most: how to reach an office, what happens after a booking request, and where you pay. Below is what this site does not do, too.

Reaching an estate or a developer

The directory holds estate names and the direct contact of the office that runs them: developer, management company, agency. It holds no prices and no availability.

What you do

  1. Open the estate page: the “Where to write” block gives the office email, phone, address and website. That is a direct contact — your letter and your call go to them, not to us.
  2. If going through us suits you better, the “Contact the office” form is right beside it: name, email, phone and what you need.
  3. Spotted something wrong? The same page lets you suggest a correction: it joins a review queue rather than the directory itself.

What happens next

  • Directory contacts send nothing by themselves: tapping the address or the number means you write and call directly.
  • A submitted form lands in an enquiry queue on this site and you get its reference. It is not forwarded automatically: a person reads it and answers or passes it on.
  • The site sends no email at all — not to you, not to the office. A reply comes as an ordinary letter from a person, to the address you gave.

Who answers

The directory is on us, the reply is on the office: it does not answer to us and may reply late or not at all. Entries from public sources go stale.

What this site does not do

  • It does not act on behalf of an office or a developer and does not negotiate for you.
  • It does not vouch that a contact is still live and promises no reply.
  • It publishes no staff names and no personal work numbers: the directory carries only switchboards and shared mailboxes the companies publish themselves.

Booking

Only a property with a price, a capacity and a calendar here can be booked; those are entered by hand. Against a directory estate there is nothing to book.

What you do

  1. On the villa page you pick check-in, check-out and the number of guests — the sum appears at once: nights at the nightly rate plus cleaning.
  2. You fill in name and email, and phone and requests if you like. It is a plain form: it works with JavaScript switched off too.
  3. You send the request and get a page with its reference, in the form 7KQF-3MXB. Keep it: no confirmation email is coming, and that is how you are found later.

What happens next

  • Dates are checked at once: check-out after check-in, nothing in the past, a stay between the minimum and a year, guests within capacity. If the nights are taken, the answer says from when.
  • An accepted request takes the nights immediately, before any confirmation: your dates are held while you wait. The checkout night is free — the next guest may arrive that day.
  • The request appears in the management pages as “Awaiting confirmation”. If the staff Telegram bot is on, the same details — dates, total, your contacts — go out as a notification.

Who answers

A person decides — on the site’s side or the owner’s, in the management pages or with a button in the notification. There is no automatic confirmation; a decline or cancellation frees the dates at once.

What this site does not do

  • It does not confirm instantly: while the state reads “Awaiting confirmation”, nothing has been agreed.
  • It sends no email — neither for receiving the request nor for the decision on it.
  • It keeps no guest account: a request cannot be viewed or cancelled on the site, that is done by correspondence using its reference.

Payment

There is no payment form here: no card, no transfer, no deposit. Taking payments requires a provider contract, a registered company and source-of-funds checks; settlement goes with the owner.

No payment is taken on this site. Your request goes to the owner, who confirms it and contacts you directly.

Prices are set in baht; everything else is a conversion for guidance. Payment and settlement with the owner are in baht.

What you do

  1. You see the breakdown on the villa page: nightly rate, number of nights, cleaning and total.
  2. You send the request — the calculated sum is stored in it along with the dates. Nothing is payable at this step.
  3. The method, the deposit and the timing you agree directly with the owner, once he confirms the request and writes to you.

What happens next

  • The calculation runs in baht; the currency you picked is a conversion at the ECB rate with its date — guidance, not a price offer.
  • The final sum is the owner’s to name: terms may have changed in correspondence, and the sum he names replaces the calculated one in full.
  • The site neither asks for nor stores payment details: a request holds only name, email, phone, requests, dates and the sum.

Who answers

Money is the owner’s business: he names the sum, takes it, and refunds it if it comes to that. The site takes no part in settlement — no invoice, no refund, no receipt.

What this site does not do

  • It takes no payments and holds your money for not one minute.
  • It issues no invoice, takes no deposit and arranges no refund.
  • It does not check who you are transferring money to: confirm the recipient and the terms with the owner beforehand.
